The applicant is <br />requesting to build an addition to the <br />existing dwelllng that would be thrce <br />feet from the sideyard lot Ane. The <br />present greenhouse that extenQs to the <br />property line would be removed. <br />R-1 Single Family Low Density <br />Residential <br />Single Family Residential <br />NORTH: R-1/Single Family <br />SOUTH: R-1/Single Family <br />EAST: R-1/Single Family <br />WEST: R-1/Single Family <br />Finding: The e�tisting dwelling has a greenhouse that extends to the north <br />property llne. The applic:int is requesting to remove the greenhouse and <br />repiace it with an addition (family room, solarium/spa, and laundry room) <br />whIch would be three fcet from the property line. <br />Conclusion: The variance request reduces the setback from 0' existing to 3' <br />proposed. <br />Preservatlon of Property Right: <br />Finding: The existing dwelling extends to the north property line. <br />Conclusion: Granting the variance will preserve the property right that the <br />applIcant has used for a number of years. The variance will reduce its non- <br />conforming status. <br />Public Welfare: <br />Find[ng: The variance will reduce a defic[ent setback and provide a structure <br />with construction standards that meet current U.B.C. standards. <br />Conclusion: By providing the family addition, it will improve public health and <br />safety. , <br />., <br />`1 <br />�il <br />1 <br />.� <br />.� <br />
