Kristiansen and Mr, Black were present, <br />Mr. IIaird and Mr. Berg were absent, <br />Under old business two applications were cancelled; they are : <br />1, ilvid Iykeman and Charles Ogden, requestina a <br />variance from the parking requirements for Lots <br />17, 18, 19, 20, Block 487, Plat of Everett located <br />at 2326 Ricker Ave. <br />2. Traneco Inc, 2721 S�Tetmore Ave, Everett, ;Cashinaton, <br />reauesting a variance from the required forty (40') <br />feet that must front on a public dedicated street <br />for each building lot. The property is located at <br />approximately 4822 F owler Ave. <br />U nder neco business a hearing was held on the anplication o£ <br />Bruce Lamus, 831 Grand Ave, Everett, t•:ashington for a variance <br />from Section 19.14.050 E.?I.C. (Everett biunicipal Code) Yard <br />I�quirements, Paragraph B for permission to construct a garage <br />to the north side property line rather than the co3e requirement <br />of a six (6) foot side yard setback, <br />Legal I�scription : Lots 16 & 17, Block 170, F�ad}� Land <br />i <br />Company's Second Addition <br />� Address : 831 Grand <br />2onina : <br />I=1 Single F amily Lo�a C�nsity Fesidence <br />� <br />Mr. Lamus renresented him�alf and stated that because of a 20' <br />distance between buildings there would be no fire '.:azard from <br />the proposed n�w garage he wished to build. <br />There was no opposition from the audience. <br />�, After visually viewing the subject prooerty and considering all <br />the facts, it �vas moved by Mr. Kristiansen, seconded by h1r. Black, <br />and unanimously carried to grant the applicant's reauest for the <br />following reasons : <br />1. That such variance is necessary for the preservation <br />and enjoyment of a substantial property right of the <br />appellant possessed by the ocaners of other properties <br />in the same vicinity or zone. <br />2. That the authorization of such variance �vill not be <br />materially detrimental to the public welfare or <br />injurious to property in the vicinity or zone in <br />which the property is located. <br />
