Challman <br />904 Grand <br />Everett, WA y8201 <br />hereinafter referred to as "Applicant," for a variance from E.M.C. <br />19.14.060, Heiqht Limitations, to allow the addition of dormers <br />'out of attic space at the west side (back) of an existing single <br />family structure. The existing structure is approximately 32 feet <br />'hiqh and the dormers will be lower than the existinq peak; <br />;however, they will be higher than the 28 feet allowed by the <br />current zoning code. <br />'on the property commonly known as: <br />904 Grand <br />The Board of adjustment, followinq a public hearinq on said <br />'application held on datl and further having reviewed all <br />testimony, makes the following Findings, Conclusions and Order: <br />,I� ,1� eb, �f , � , <br />�f • � <br />That there have been exceptional or extraordinary circumstances <br />or conditions applying to the subject property or as to the in- <br />tended use thereof that do not apply generally to other <br />properties in the seme vicinity or zone. <br />i a. Findina: The subject property consists of an existinq <br />; two-story structure with a full basement and a 680 <br />' square foot attic on a larqe 25,500 square foot lot. <br />I The applicant is proposinq to convert the attic to <br />! habitable space because of his qrowinq family size. To <br />be able to make use of the 680 square feet of attic <br />floor space, he wishes to add dormer windows to the west <br />end of the existing structure in order to provide <br />adequate head room. The dormers will be on the rear of <br />the house and the dormer roof line will not extend above <br />the 32 foot height of the existinq roof. <br />The zoning code was changed in January of 1988 to allow <br />only a 28 foot heiqht limit in this zone; however, since <br />this is an older neiqhborhood, most of the homes in the <br />area exceed the 28 foot heiqht limitation. <br />The Applicant does not wish to make an addition to the <br />house at the ground level in order to maintain the <br />home's oriqinal architectural style. <br />L' . _�•;.., ,.._ = �,n: : • - PP Y 9 <br />__ _ l.ara ..re �tnusual c rcumstances a 1 n to <br />theyproperty and use due to the desire to maintain the <br />architectural style of the hoae and still be able to <br />provide more livinq space for a growinq family. <br />That such variance is necessary for the preservation and en- <br />joyment of a substantial property right of the appellant pos <br />sessed by the owners of other properties in the same vicinity or <br />zone. <br />-i- <br />
