����on�� <br />NOV 0 9 1983 <br />CITY OF EV ERETT <br />Pianning Dept. <br />Board of Adjustment <br />City of Everett <br />City Hall <br />Everett, WA 98201 <br />Subject: Dykeman variance <br />Dear Sirs: <br />� <br />927 Grand Ave. <br />Everett, WR 98201 <br />November 7, 1983 <br />We live five houses south of David Dykeman and wish to ao on record as support- <br />ing Mr. Dykeman's variance request. <br />Five or six of the eight garages/carports on our side of our block have been <br />buiii. either on or within one foot of a side lot line. Dykema 's is one of <br />the five or six. This piacement is an historical fact which, �ther intended <br />or not, has allowed each of us to maximize the usefulness of our small rear <br />yards. If Mr. Dykeman were required to keep his carport addition five feet from <br />his south property line, he would lose the use of a significant part of his <br />rear yard. Perhaps of even greater importance in the context of your consider- <br />ation of a code variance is the fact that he would be being deprived of a pro- <br />perty right which the majority of the residents on his side of the block enjoy. <br />A similar situation exists on our block with regard to rear yard setbacks for <br />garages and carports. With but one possible exception, every garage/carport <br />on our side of the block has a rear setback of less than 20 feet. In fact, there <br />are three (including ours) which are located five feet from the property line. <br />We all use our alley heavily; the garage/carport setbacks have never caus�d any <br />problems of which I am aware. As in the case of the side yard setb�ck, to deny <br />Mr. Dykeman the variance he is seeking would be to deprive him of a right which <br />many of us in his block already enjoy. <br />We urge you to give favorable consideration to this variance. It meets the <br />standard tests of special circumstance (hardship), su�stantisl property right <br />and lack of adverse impact upon the neighborhood. <br />Sincerely, <br />C��+2 � <br />.�n .
