. EMC 19.4.020 —"Lot Depth"means the mean distance behveen the front <br />lot line and the rear lot line. EMC 19.6.1 states the minimum depth for the <br />R-1 Zone is 80 feet. <br />EMC 18.04.50 —'Division of Land" Every division, re-division alteration or <br />vacation of land into lots, tracts, parcels, sifes or division for purpose of <br />sale, lease or transfer of ownership shall proceed in compliance with the <br />provision of state law and this title. All contiguous parcels of land under <br />common ownership, regardless of dafe of acquisition or location in <br />different lots, tracts, sites, tax lots or separafe govemment lots that are <br />subject to a division orland shall constitute a single application. Multiple <br />applications or applications and/or exemptions shafl not be utilized as a <br />substitute fora comprehensive development approach in accordance with <br />the requirements of Title 15 of this code. <br />Finding: The subject property is 75 feet by 300 feet with a gross project area of <br />22,500 square feet. The applicant's requested in 1967 to the City of Everett <br />Board of Adjustment to subdivide this Lot into two lots so a second dwelling may <br />be built. This was granted by the Board of Adjustment and a second single <br />family dwelling was built on the rear Lot B(7703 Grant Drive). <br />Conclusion: The lot segregations were approved by the City of Everett Board of <br />Adjustment per Order issued on Apri13, 1967. The second lot was approved with <br />a 15 foot panliandle ownership instead of the code requirement of 40 (eef. <br />The dwelling and the lot segregation were done prior to Subdivision <br />Regulations in the City of Everett. The Board of Adjustment in 1967 <br />approved the second lot with a 15 (oot panhandle%asement. <br />The request of the applicant is approved and the adove parcels meef the City of <br />Everett Zoninq Code requirements for a confomiinq 6uildinq lot with a sinqle- <br />familV dwellinq with the followinq conditions: <br />The 15 foot panhandle to Lot 8 shall be revised to a 20 foot easemenf so <br />as to aliow for the minimum widtli for fire access to the existing dwelling at <br />7703 Grant Drive ( Lot 8). <br />2. The Lot areas for both Lots shall be: Lot A- 11,24�3,000 easement <br />8,245+- square feet, Lot 8- 11,245+- square feef <br />3. Both Lots shall be as described per Record of Survey Map and Legal <br />description done by Brain G.
