� <br />� <br />NARRATIVE S�ATEMENT <br />FOR <br />• WILLIAM G. MOORE VARIANCE APPLICATION <br />( Reference Short Subdivision A�3-84 ) <br />1. Explanation of Variance Request: <br />As a condition of Preliminary 5hort Subdivision approval of <br />the Moore Short Plat applicatton (Short Subdivision �3-84) <br />Board of Adjustment approval is required for the 20 Poot <br />wide easement access to proposed Lot B(refer to attached <br />Exhibit Map) prior to Final A�proval and Recordation of the <br />Short Plat. Proposed Lot B �onstitutes a"Zero Frontage" <br />lot since it does not directly abut a publicly dedicated <br />street by a minimum of 40 feet. Mr. & Mrs. Moore hereby <br />request a variance from the zoning code requirements so that <br />the 20 foot wide easemen: can be utilized. <br />2. The following are the special circwnstances which aaclv to <br />are en o ea o otner ro erties in the vicinity un er he <br />en ca zone c assi cat ��n. The existing condition�, par- <br />ticularly access and narroaness of lot frontage do not permit <br />the creation of a second bu:ilding lot that can meet the stan- <br />� dard code requirement of 40 feet of lot frontage on a publicly <br />dedicated right-of-way, even though adequate square footage <br />for a second lot exists. <br />� <br />� <br />3. <br />oe consiaerea netrimental to the public welfare or in�urious <br />to the neighbor'..ng properties. <br />4.
