This report stunmarizes our <br />observations of the existing surface and subsurface conditions within the site and provides general <br />recommendations for the proposed site development. Our services were completed in general accordance <br />with our proposal, which you signed around July 2, 2012, <br />The property is occupied by a single-family residence. Cracking has been observed in the garage <br />foundation walls on the northern and western sides of the garage, along with severe settlement and <br />cracking of a concrete walkway that abuts the garage on those sides. You retained us to evaluate the <br />potential reasons for the observed distress, and provide measures for mitigating the on -going issues. <br />We explored the site with three hand-augered holes. Our explorations indicated that the walkway and the <br />garage foundations are founded on louse fill material. We have recommended that the garage foundation <br />be shored up by installing pin piles under the northern and western sides of the garage. We have also <br />provided recommendations for a retaining wall that will extend into the backyard area to support the <br />walkway and provide a level area in the backyard. In the attached report, we have included <br />recommendations for pin pile installation, general site grading, erosion control, retaining wall <br />construction, and drainage improvement recommendations. <br />
