Chase Properties / Merrill Creek Appraisal Report drag
October 19, 2009 p.2 of 7
Unless stated otherwise: 1) information contained in this report covers only those trees
that were examined and reflects the condition of those trees at the time of inspection;
and 2) the inspection is limited to visual examination of the subject trees without
dissection, excavation, probing, climbing, or coring unless explicitly specified. There is
no warranty or guarantee, expressed or implied, that problems or deficiencies of the
subject trees may not arise in the future. Additional assumptions and limiting conditions
can be found in Appendix A.
Observations
I visited the site on September 18, 2009. The two lots run up hill between the road
below and a steep bluff. At the base of the slope is Merrill Creek which descends below
the road west of lot 48, the lower of the two lots. Lot 49 lies below the bluff and runs
east west.
Subsequent to the unauthorized tree cutting, a landslide occurred beginning on the
property above (south) of the boundary between lot 48 & 49. 1 noted saturated soils and
water flowing down the path of the slide. I also noted several erosion gullies that appear
to be caused by drainage from developed parcels above the Chase properties.
Approximately 20 trees greater than six inches diameter were cut from the Chase
properties. I noted an additional 11 trees cut on the adjacent properties. One tree #13
appears to straddle the property line and is thus shared property with the uphill
neighbor.
The species of trees'.hat were cut include Big leaf maple (Acer macrophyllum), Western
red cedar (Thuja plicata), Red alder (Alnus rubra) and Western hemlock (Tsuga
heterophylla). All of the trees were felled downhill with a single cut at the base. All of the
debris remains on site.
I noted that there was extensive damage to the surface soils on the slope from the
falling trees. Erosion is occurring where the slope was previously stable.
Several of the largest cedars grew a natural bench below the bluff. All these trees grew
in an upright form with no sweep at the base, a sign that the slope was stable in this
area. Three very large Big leaf maples, also cut, grew at the edge and just below the
bench.
The tree felling appeared to have been done with no intent to recover the wood.
Standard felling cuts were apparently made at convenient heights in a manner
inconsistent with intent to harvest.
I marked all of the trees that I was able to reach with a small number in red paint. On my
first visit I was able to use survey flags to identify the general area of the lots but lacked
_.. --- - .. dleaFld Auuu lr,lr ,l li.•. -- -----
Tree Solutions Inc.
