Chase Properties / Merrill Creek Appraisal Report draft <br />October 19. 2009 <br />4 of 7 <br />Northwest Chapter of the International Society of Arboriculture (sets this basic cost at <br />$480. <br />My Location factor of 40% is the average of the ratings for Site, Plant Contribution, and <br />Plant Placement. I rated Site at 70% based on high values for the surrounding <br />properties and I adjusted it to account for the site terrain and potential development <br />limitations. Contribution was rated at 25% based on natural setting and terrain. My <br />percentage for Placement value is 25%, because the trees were not planted and not <br />maintained. <br />I assessed the value of the trees' Condition rating on the natural condition of the site, <br />the lack of formal tree maintenance. I did note the vigorous condition and excellent <br />ecologic function as benefits. I used Visual Tree Assessment (VTA1 to determine the <br />health of ttie canopy and remaining foliage. <br />I did not adjust the trunk diameters for taper due to lack of time. My depreciation factors <br />are adjusted to account for this difference. <br />Total <br />Using these numbers above, the total calculated value of the trees that were removed <br />is: Lot 48 $20,510, Lot 49 $$92,220 for a total of $114,540. <br />(Note: If the individual tree values are less than $5000, they have been rounded to the nearest ten from <br />the Trunk Formula Method form calculations, in accordance with Plant Appraisal guidelines. If they are <br />greater than $5000, they have been rounded to the nearest hundred.) <br />Discussion <br />The area where the trees were cut is a steep slope and in protected as a sensitive area <br />by local codes. A year round stream lies at the base of the slope and the area was in a <br />natural state prior to the cutting. <br />The tree felling that I saw was, in my opinion based on my experience and training, <br />terribly destructive and wasteful. The stability of the slope has likely been reduced by <br />the cutting. I understand that the recent landslide may have been triggered by a water <br />leak. Even though this may be the case, I could see that erosion problems that appear <br />to be due to runoff from developed properties uphill has been present for many years. <br />The current wet, bare soils status of parts of the slope is cause for concern and more <br />land movement is likely. <br />Trees on a slope such as this one generally help stabilize the slope by means of the <br />root systems which knit the soil together and the highly absorbent forest soils that they <br />support which interrupt surface water flow.
