Planning Department
Marvin —Haglund
DATE - Q-C 1
SUBJECT SUBDIVISON LOT AT DARRINGTON CITY OF EVERETT. EVEBETT, WASHINYTON
REPLAT, LOT X PLAT, 14.0. k 1024
Reference to your memo dated September 17, 1973, the following
are our comments:
everett
Iftair ,
1. Sewer and water services are available in Lynnewood Avenue.
As the terrain slopes away from Lynnewood Avenue, it will
require individual pumping of sewage into the system.
fiQA:s would be the responsibility of the individual property
owners for installation and maintenance, unless other
arrangements were made.
Power and telephone services are presently available._
overhead along Lynnewood Avenue. Mr. David Brandvold
is praaawk-y discussing undergrounding of the power
with P.U.D.
3. Access to the lots is provided from Mukilteo Boulevard
via Lynnewood Avenue. Lynnewood Avenue is extremely steep,
adjacent to Mukilteo B ulevard (15% plus and minus). If
access is provided to;'z- new lot$(8A, 9A,10A,.and.lA) by
. i__ '
the 16 ft. easements -these also will bee-. grades.
awtay_ -ro y3znerro-.IPDue to the steepness of the
grade on Lynnewood Avenue, provisions must be made for
residents to park other than along Mukilteo Boulevard
when roads become too slippery to navigate. Mukilteo
Boulevard is narrow and winding in the vicinity of
Lynnewood Drive and residents who cannot get up Lynnewood
Drive in icy conditions must not be permitted to park
on Mukilteo Boulevard, as they do in the vicinity of
Seaview.
4. Roadways on easements of this typr- must be considered
as private driveways and be maintained by property
owners. This particular situation is almost surely
to be a potential problem in the light of the steep
grade.
5. In a recent Utilities Coordination Meeting, the City
Fire Marshal, Walt Cooper, strongly objected to such
small roadways when serving more than one resident.
