AVERETT <br />SUBDIVISION LOT AT DARRINGTON <br />REPLAT, LOT X PLAT, W. 0. #1024 Community Development ept. <br />Reference to your memo dated September 17, 1973, the following <br />are our comments: <br />1) Sewer and water services are available in Lynnewood Avenue. <br />As the terrain slopes away from Lynnewood Avenue, it would <br />require individual pumping of sewage into the system. This <br />would be the responsibility of the individual property <br />owners, unless other arrangements were made. <br />everett <br />2) Power and telephone services are presently available over- <br />head along Lynnewood Avenue. Mr. David Brandvold (the <br />developer/builder) is discussing undergrounding of the power <br />with P.U.D. <br />3) Access to the lots is provided frr„ Mukilteo Boulevard via <br />Lynnewood Avenue. Lynnewood Avenua i_s extremely steep, <br />adjacent to Mukilteo Bou" yard (15% plus and minus). If <br />access is provided to th new lots (8A, 9A, 10A and 11A) by <br />the 16 ft. easements, these also will be steep grades. <br />Due to the steepness of the grade on Lynnewood Avenue, pro- <br />visions should be made for residents to park other than along <br />Mukilteo Boulevard when roads become too slippery to navigate. <br />Mukilteo Boulevard is narrow and winding in the vicinity and <br />residents who cannot get up Lynnewood Drive in icy con- <br />ditions should not be permitted to park on Mukilteo Boulevard, <br />as they do in the vicinity of Seaview. <br />4) Roadways on the proposed easements must be considered as <br />private driveways and be maintained by property owners. This <br />particular situation is surely to be a potential problem in <br />the light of the steep grade. <br />5) In recent meetings, the City Fire Marshal strongly objected to <br />such small roadways when serving more then one resident. <br />6) It is suggested that a better overall proposal would be to <br />subdivide the area and by re -plating develop a cul-de-sac with <br />individual lots having frontage on an improved street. <br />FO/my/th:1 <br />,l <br />
