ALLEGATIONS OF APPLICANT <br />POINT 1. The following arc the special circumstances which apply <br />to my property which depriv(A me of rights and privileges which are <br />enjoyed by other properties in the vicinity under the identical <br />zone clasrif:ication. <br />The lots in question, that is 8,9,10,11, and 26, all contain approximately 29,000 <br />souare feet whi i ore a the <br />area. -By increasing the number of lots, while still maintaining the footage requirements, <br />we are credui <br />POINT 2. The variance I am requesting will not be detrimental to <br />the public welfare or injurious to the properties or improvements <br />in the vicinity of a zone in which my property is located because: <br />Even after dividing the lots we will still be able to provide larger lots than are <br />required by current zoning. With the addition of newly ins 4•07-- <br />lines, at our expense, we feel these lots will provide excellent home sites and be <br />an additional cbmpIlKe—n-Umo the utty <br />POINT 3. If th:.s variance is not grantel, an unnecessary harshi;? will <br />continue to the owner of: this property, the cause of N,._i.ch is beyond <br />his control(-, because: <br />The prospective home owners could not afford to pay the price necessary for a lot of <br />this size and further more, the extra lot would not add that much to t e home ohs <br />completed value. <br />POINT 4. So as not to grant a special privilege to me by the granting <br />of this variance I submit the following conditions to be imposed so <br />as not to cause inconsistencies with the limitations upon other <br />properties in the vicinity and zone in which I am located. <br />with the approval of this variance request, the developer will be able to blacktop <br />portions of Lvnnewood Avenue thut.are graveled, thereby saving the City of Everett <br />the expense of such blacktoppir,J at a later date and further adding to the over all <br />improved arpearance of the arez.. <br />NOTE <br />77 <br />Lot 26 lacks several hundred square feet of meeting the 12,500 square foot minimum, <br />but because of the lots in that general area that are less than 12,500 square feet, <br />ve feel that lot size of approximately 12,160 souare feet still constitute good <br />ol;nnninq and will not be determental in any way whatsoever in the over all development <br />of the neighborhood. <br />
