I met you on-site on March 6 and we
reviewed your building struclure exposed in the crawispace. I had previously be given the building plans
for the strucWre At the time of my site visit it appeared the area of the ulility room was nol constructed
as shown on the plans This might change my recommendation slightly for what we show as wall line x7.
I believe part of lhat wall is sheet rocked in the utilily wom. The sheetrock can be removed and replaced
with plywood nailed at the required nailing pattern.
Based on our discussion I believe your buiiding seismic resistance couid be improved in ihe following
ways. I have shown approximate localions of ihe following recommendations on the attached marked-up
toundation plan.
1. In lhe area of full heighl foundation walls you can add Simpson UFP10 SDS3 Foundation plates
belween your exisling stem wall ad Ihe 4x10 rim joisls.
?, Where there are pony walls or tull height stud walls there can be a number of inprooements
a. Simpson "Titen" Concrele screws can be added to atlach the mudsill lo the toundaion
and 3x3 washers can be aaded. I recommend a minimum of 4" embedment m the
concrete. Where there are double bottom plates Ihis would requlre 8" long screws.
[ither Y' or 51Fi" diameter screws are available.
b HDU4 hold-downs can be added at the end of lhe x2 walls. I have shown 2 al Ihe ends
oi lhe shorter wall These would be atlached to Qie concrete wilh 518" threaded rod
epoxied a minim or 10" inlo the stem wall with Simpson S[T-XP fhese could be added
at the ends of other walls, bul ihe amounl of wall at othcr localions does not really
require it.
c. Add sheelmg to lhe walls to increase shear resistance I have shown the lypical shear
wall reywrements on thc atlached summary shcet and on Ihc marked up plan Thc walls
that are already sheeled with plywood would no1 need lo be sheeled on lhc inside Ones
that do not have plywood slieeling, or where we specify S1-4 walls should have sheeling
added. -
3 Girder beam allachment to rim joists. I recommend Ihal slraps be added from the rim oist to the
girder at the two girders ihal are shown on the atlached pictures.
4 Gtrder beam added supporl — There were four locations where lhe bcam is silting on a small
block I recommend ihe block be cul back flush wiih lhe concrete and a 4x6 post be added oH
the tooting and attached to lhe concrete wall wilh at least 2-F18"x8" iiten Screws
