Narrative Statement - A detailed description of the variance being <br />requested and a paragraph addressing each of the following specific <br />points vhich are the facts and conditions that must exist for the Board <br />4• to grant a variance. <br />1. That there are exceptional or extraordinary circumstanees or <br />conditions applying to the subject property or as to the intended <br />use thereof, that do not apply generally to other properties in <br />the same vicinity or zone; <br />2. That such variance is necessary for the preservation and <br />enjoyment of a substantial property right of the appellant <br />possessed by tUe owners of other properties in Lhe same vicinity <br />ar zone; <br />3. That the authorization of such variance will not be materially <br />deterimental to the public r+elfare or injurious to property in <br />the vicinity or zone in which Lhe property is located; <br />4. That the granting of such variance wil7. not adversely affect the <br />comprehensive general plan. <br />B. Vicinity Map - A map showing the proposed property in relation to major <br />roads, commerical centers, city limits, etc. <br />C. A site plan containing the following (drawn to a scale not less than 1" <br />= 50' or more than 1" = 100'). <br />1. All dimensions of property: square feet� lot dimensions or <br />number oF acres in site. <br />2. Location of existing and proposed structures in relation to the <br />site area boundaries. <br />3. Parking and loading areas. <br />4. Traffic access and circulation. <br />5• Open space� undisturbed areas� landscaping, refuse and service <br />areas, utilitie�s, signs and yard setbacks. <br />Applicant Signature ��� — <br />NOTE: The Administrator reserves the right not to accept this <br />application until it is revieued and is determined to be <br />complete. After a completed application is accepted, a Public <br />Hearing date will be established. <br />The City recommends that a survey be obtained before submitting a <br />request for a variance for setback in order to assure the <br />accuracy of the application. <br />Any variance, if granted� r�ay be wlthdrarm in the event of <br />submittal of inaccurate information, misrepresentation by the <br />applicant, or failure to comply with conditions placed when <br />granting the variance. <br />
