i <br />r <br />INTRODUCTION <br />The proposed Project is to develop approximately 30.16 acres into three industrial sites <br />(See the Binding Site Plan {pending} in the Appendix highlighting the 3 sites as Lots 1, 2 <br />and 3). At this time only one Site (I.ot 2, 5.5 acres) will be developed and will be <br />occupied by Viking Freight (Viking Site). The Project is located southwest of the <br />interscction of Mertill Creek Parkway and Hardeson Road (please rofa to the wcinity <br />Map located below). More generally, the Project lies within Section 2, Township 28 <br />North, Range 4 East, W.M., in Snohomish County, Washington. <br />The Project area is being pregraded per City of Everett Grading Perntit #96-178. The <br />plans for this Permit have bcen approved and the work i;, underway. Those plans were <br />prepared by our office and are titled "Intracorp Seaway, Tract 2 nnd 3", revision dated 4- <br />19-96, project number 95-225. A Conceptual Utility Plan has been prepared showing the <br />pregrade contours along with the conceptual water, sewer, storm drainage and water <br />quality facilities, and preliminary site plans for all 3 lots. This Conceptual Utility Plan is <br />used as the basis for the Developed Conditions Map in the Appendix. <br />The surrounding parcels are vegetated with second growth forest and an understory <br />typical of Western Washington forests. Slopes on the Viking Site range from 50% to 75% <br />along the westerly limit of the Site and range from 0.5% to 2% across the balance of the <br />Site when the pregrading per the above described Grading Permit is completed. <br />According to'the Soil Survey of Snohomish County Area, the Site is underlain with <br />Alderwood sandy loam soil. Alderwood soil is classified by the Soils Conservation <br />Service as a type `C' soil (please refer to the Soils Map located in the Appendix). <br />STORM DRAINAGE REPORT FOR VIKING FREIGHT/MERRILL CREEK PAGE 1 <br />
