The <br />Applicant must respond to the following conditions on the Snal site plan and landscape plan•. <br />Rooftop screening is of building appurtenances, if any are proposed, is required if tl�e appurtenance <br />extends above the roofline in accordance with Zoning Code Section 39.040.C. The applicant may <br />desire to seek a variance from this requirement. <br />2. Ten feet of Type II, See Through Buffer landscaping, is required along the noRh, south, and west <br />property lines. Type II landscaping requires a mix of deciduous and coniferous trees, 20 feet on- <br />center, with no more than 30% of the trees being deciduous. Also required is a mix of evergreen <br />and deciduous shrubs, at 5 for every 100 square feet and a minimum of 24 inches tall at time of <br />planting, as well as ground cover to achieve 90% coverage within three years. It appears that the <br />May 31 landscaping plan provides an insufficient number of shrubs along the north and south <br />property lines. Additional trees and stwbs are required on the west side of the development unless <br />the Applicant requests a landscape modiScation. A landscape modification is supportable because <br />of the amount of native vegetation on the adjoining steep sloped azea. <br />3. In accordance with mitigation condition Number 9, the ten feet of Type II landscaping must be <br />located outside the fence line to serve as a buffer to the neighboring properties. <br />4. It is recommended that the chain link fence be relocated from the west property line to the toe-of- <br />slope or at the edge of the development. <br />5. In accordance with mitigation condition No. 10, the stream corridor revegetation must be installed <br />along the street frontage prior to issuance of Building Pertnits or a bond or set-aside letter valued at <br />300% of the estimated cost of materials and installation must be provided to the City prior to <br />issuance of the Building Permits. The City recognizes that INTRACORP may be responsible for <br />the installation of the stream corridor vegetation. A Snancial instrument from either entity will <br />satisfy the assurance required by the City. <br />6. A convenient pedestrian access must be provided between the building entrance and the sidewalk. <br />M azea must be provided for recycling bins in accordance with Zoning Code Section 39.080. It <br />appears that the proposed trash dumpster is adequately screened. <br />8. Additional landscaping ar;;as must be provided in the employee/visitor parking azea. For the 50 <br />stalls proposed a total of 875 square feet of landscaping must be provided in a manner that assures <br />that all spaces must be no further than 50 feet from a tree. Additional planting peninsulas woulri <br />meet this requirement. <br />
