Information tor Developer Addidons and Reviaions Based on Revised PI�� <br />Parking must be provided per Zoning Code requirements for the first phase. For the <br />proposod 55,166 sf Phase 1 building, a minimum of 65 parking speces must be provided. <br />(If the office space is a minor portion of the building and i� diroctly associated with the <br />warehouse use, the warehouse standard for parking is used.) The parking must be per <br />Public Works Standatds, which limits compacts to 25% uf che overall stalls. The site <br />plan must be revised to show the required parking. <br />2. The Geotechnical Report submitted for the site in 1998 states that parking can eztend to <br />the toe of slope, while buildings must be set back at least 25 fcet. The Steep Slope Buffer <br />Width Reduction (REVI #98-022) allowed parking to extend to the tce of slope. The site <br />plan must be modified to remove the parking shown extending into ;he slope. <br />To pursue this further would require submittal of a new geotechnical report which meets <br />the requirements set forth in EMC 19.37 a�id an application for alteration of a <br />geologically hazardous area (Review Process II). <br />3. The fire 8ow requirements for the phase one structure is 2,750 gpm. <br />4. When the required fire flow is over 2,500 gpm, the fire hydrant shall be served by a main <br />that loops around the building or complex of buildings and reconnects back into a <br />distribution supply main. <br />5. Condition 34 of the Infonnation for Developer .4ttachment to the Planned Action <br />Detertnination is revised as follows: <br />Hieh-Piled Storage — Buildings containing high-piled combustible storage shall be in <br />acco� da- �e with Article 81 of the 1997 Uniform Fire Code and Articles 81-1 and 81-2 of <br />the '.� tniform Fire Code Standazcis. A Fire Department permit is required for high- <br />piled „_. .�_. <br />6. Standpipes shall be installed according to Section 904.5 and 904.6 of the Unifotm <br />Building Code. <br />� <br />
