It is our contention that the occupant load das not excad 10 personv
and per exception N 1 UBC 1004.2.3.2 only ono exit is rcquired if occupant load does not exceod 10. .
In calculating ihe occupancy load for tho space a occupied area must be determined, the UBC
handbook 1003.2.2.2.2 prescribes that "rhe floor to be used tn occupant load calculaHonr ts hafJloor
area defined in Section 107 with counfers and showcases in retail stores, rnitu fn dwelltngs,
equtpment in hospilals, and similar mishtn s already taken inlo account in the occupuncyloadjactors
table 10-. ". UBC l003.2.2.2.1 tells us "Accessory use areas that are ordtnar!!y used only by the
persons who occupy the main arear..need not be fncluded when rnmpudng he total occwpant load.. " the
Handbook 1003.2.2.2.1 further expands using the example of a school "most bufld7»g offictals wJIJ
cafculae occupant load in such bufldings uNlfzfng only the classroom area. lt Is genem/ly assumed tha
when corridors, resrrooms and o►her miscellaneous spaces are occupied by the same people who are at
orher Hmes occupying other classrooms... Simtlarly, soMe bulldtng oJJSclals rake he same opproach in
en/culating the total occupant load ojan o,BFee building and do not aseribe addtN.ona! occupans to
corridors. resrrooms. srorage rooms and other miscellaneous ces. In cerfaln instances it fs
approprlare thnt conference roams... afso be constdered as accessory space ijthey are occupfed by
persons who at other Nmes occupy he general o„Bice area. "
The upper floor office of this tenant improvement project has an open design in order to take
advantage of natural lighting during daylight hours; thus corridors and walls Iave ban kept to a minimum.
1'he open office will contain workstations for office wotkers, but it will also have to secve as a
halhvay/corridor to the restroom, stairs, and adjacent rooms. For this reason the area cslculation has taken
into consideration that the various spaces will nced to be connectod by a single 48" wide path to be used by
the persons who at other timu occupy the general office area.
In addition, the confercnce room's purpose is for "in-house" meetings, and along with the rcstrooey
travel path, and stairs should be treated as an accessory use and not used whrn computing the total
occupantload.
In my experience with other jurisdictions the accessory use interpretation from the Handbook have
always been accepted as a"legitimate merhod ojdetermining occupant /oad".
