C <br />lotormatioo for Developer AddiHons aod Reviaions Bued oo k�vised Plan <br />1. Pazking must be provided per Zoning Code requirements for the first phase. For the <br />proposed 65,166 sf Phase l building, a minimum of 65 pazking spaces must be provided. <br />(If the office space ia a minor portion of the building and is diractly associated vith the <br />warehouse usc, the warehouse standazd for parking is used.) The padcing must be per <br />Public Works Standards, which limits compacts to 25% of the overall stalls. The site <br />ptan must be revised to show the requircd parking. <br />2. The Geotechnical Report submitted for the site in 1998 states that parking can extend tc <br />the toe of slope, while buildings must be set back at least 25 fcet. The Stxp Slope Rutia <br />Width Reduction (REVI #98-022) al!owed parking to extend to tht toe of slope. The site <br />plan must be modified to remove the puking shown extending into the slope. <br />To pursue this further would require submittal of a new geotxhnical report which mats <br />the requirements set forth in EMC 1937 and an application for alteration of a <br />geologically hazardous area (Review Process II). <br />3. The fire flow requirements for the phase one structure is 2,750 gpm. <br />4. When the req��ired fire flow is over 2,500 gpm, the fire hydrant shall be served by a main <br />that loops around the building or complex of buildings and reconnxts back into a <br />distribution supply main. <br />5. Condition 34 of the Information for Developer Attachment to the Planned Action <br />Determination is revised as follows: <br />Hi¢h-Piled Stora¢e — Buildings containing high-piled combustible storage shall be in <br />accordance with Article S1 af the 1997 Uniform Fire Code and Atticles 81-1 and 81-2 of <br />the 1997 Uniform Fire Code Standards. A Fire Department pertnit is requirad for high- <br />piled stnrage. <br />6. Standpipes shall be installed according to Section 904.5 and 904.6 of the Uniforn► <br />Building Code. <br />3�3 <br />
