NOTICE OF COMPLETE APPLICATION <br />and <br />PLANNED ACTIf�N DETERMINATION <br />SEPA A'6498 <br />Seaway Tract 2, L.ots 1 and 2 <br />August 27, 1998 <br />DESCRIPTION OF PROPOSAL: The proposed action is construction of two buildings <br />totaling 228,800 sf on a 14.88 acre parcel for manufacturing and warehouse use. The <br />buildings would be 110,400 sf and 118,400 sf in size. Each may have a mezzanine or partial <br />second floor area ranging from 3,000 to 20,000 sf. Merrill and Ring Creek runs along the <br />eastem portion of the property adjacent to Hardeson Road. <br />No specific user is known at this time. The parking analysis assumes uses will be 50`% <br />manufacturing and 50 % warehouse. All uses musr be cons�stent with the uses listed in Table <br />1-I of the SW Everett Subarea Flan Mitigation Decision Document and evaluated in the SW <br />Everett/Paine Field Subarea Plan EIS. Additional SEPA analysis will be required for other <br />uses. <br />The proposal includes a Landscape Modification to eliminate required landscaping along the <br />interior lot line where shared truck maneuvering would occur. Additional landscaping would <br />be provided to the east of loading areas and along the stream buffer. <br />A buffer reduction is proposed for the geologically hazardous steep slope along the west <br />portion of the property.
