LANDSCAPE MODIFICATION <br />SEAWAY TRACT 2, L07'S 1 AND 2 <br />(REVII NZO-99) <br />August 27, 1996 <br />Findings: The City of Everctt Planning Departmcnt received an application from you to allow a"modification of <br />landscape requircments" (or required perimeter lot line landscaping. The request is to elimina�e required perimeter <br />lot line landscaping between Lots I and 2 to allow (or shared truck loading and meneuvering between the lots. Per <br />previous approvals, the required landscaping along the lot line is 10 feet of Type II landscaping along each side of <br />the lot line. <br />Section 35.070 of the Zoning Code allows the Planning Director to airthorize a reduced width of plan[ing or waive <br />some or all olthe landscaping requirements when one or more specific conditions arc met, including the following: <br />�I'hen rhe applicanr proposes an alternarive methai r jfnndccnpin�,> fhaf «nufd achicwe (he inlent and purpose ojthe <br />reyuired fa�id�cnpin� und �rhich !he Direrinr Jerermrr�es ro provide su/�eiinr qua!!h' rhrnugh fhe use njnalive <br />rc�gemrion uisrin�, an-sire, presen�arion ojgrores ojvees, presenwtion oj�relfands an�Uor N�ildlije hahim4 <br />incmasing perimefer landreape widrh rn srrnlegic pfaces, proriding nnique Jix•ul point� njinferest, oi lhrough orher <br />mcans. <br />The applicant proposes to provide an alternative method of landscaping, including <br />. provision of large planting areas at the east end of the buildings to help screen loading and maneuvering ercas <br />• an additional 10 feet of landscnping would be provided outside the required 60 foot stream cortidor and buffer, <br />with the portion located between the two buildings planted with 10-12 (oot tull cedar trees at approximately 8- <br />10 feet on center. <br />Canclusions: In combination with the existing 60 foat wide stream corridor, the proposed landscaping would <br />help to screen the interior lot line, while allowingjoint loading and maneuvering areas bctween Lots I and 2. In <br />aJdition. �hc IO feet of landscaping added to the strcam corridor will provide additional buffer and habitat area <br />along the stream. <br />Decision: The City of Everett Planning Director hereby CRANTS approval of the request to ellow a modification <br />of landscape requirements for the Seaway Tract 2, Lots 1 and 2 proposal. Perimeter landscaping is not requircd <br />along the interior lot line between Lots I and 2. Landscaping must be provided per the areas shown on the Triad <br />Associares Planting Concept Plan dated July I5, 1998 . In addition native species must be planted in the rest of the <br />10 foat landscape cortidor west of the existing stream corridor. <br />1 /� r <br />� ` � � �22�J <br />Paul A. All appeals must be filed with the officc of the Nearing <br />Examiner within 14 calcndar days from the date of this Ictter. All appcals shall be on forms provided by the <br />Planning and Community Devclopment Dcpartment, and shall include a detailed explanation stating the reason for <br />the appeal. There is a$100 appeal fee. <br />Note: This project was give a Review Process 11 file number. However, landscape modification decisions are <br />Revicw Process I per Ordinance 2136-96. This approval was processed as a review process 1 application. <br />
