Septanber 26, 1996 <br />Mr. Gordon Witchsr <br />City of Everett Public Works <br />32J0 Ceder Street <br />Eva+ett WA 98201 <br />Re: Vikiag Frcight <br />Triad Job Nc. 95-293 <br />City of Ever�tt Pernut No. <br />Dear Gordon; <br />We are writing to provide a summary of the status of the detendon in the City'a Regionel <br />Detention Fsaliry as requested in the memorandum by Jane Zimmertnen datcd August 14, 1996. <br />We had submitted a summary of our antiapated devdopment and impervious unas by letter with <br />attachments datod October 24, 1995 (copy enclosed). In response to this submittal, we raxived <br />infomution from the Ciry (Dan Mathius} summarized in our letta to Intracorp dated Novemba <br />13, 1995 (copy enclosed). This infocmation summarizes that the storage resaval in the Regional <br />Detention Facility is 5.2 acre-foet, that the Overall Laundry development used 0.77 acxe-fat, and <br />that this leaves 4.43 acre-feet storage rcmaining (as identified in Jene's mauo). <br />Our October 24th summary was based upon a development erea (west of Herdeson) of 29.81 <br />acre.c and an impei vious area of 21.27 acres, resulting in a required storage of 2.30 acre feet. The <br />curroc►t Intracorp development area contributing to the Regional Detention Facility includes Lot 1 <br />(Intracorp West), Lot 2(Intracorp West), Lot 3(Vildng Freight), Lot 4(Frito Gy), and Tract C <br />(Water Qualiry/Detention Facility). Afl of these lots are 6epicted on the enclosed Binding Site <br />Plan and the Impecvious Areas Exhibit. With the 6nal plans for Lot 3 and Trsct C wbmitted, and <br />with the preliminary plans for Lots 1, 2 and 4, we have r�wised our total development erea to be <br />30.46 acres and the total impervious area to be 22.17 acros. JVe have discussed this updnted <br />infortnation with Dan Mathius and he has agrced that we should adjust the storage volume <br />required for the Intracorp lots west of Hardeson by the increased ratio of impervious unas as <br />follows: <br />2l.27 imp. rerca/2.30 acre-feet etonge (rcywird prrviows) � 22.17 iosp. acres/ i�crc-faf (nqwJnd arnrwn <br />wAerc : = 2.39 urrfxt <br />The current Quadrant development area contributing to the Regional Detention FaciGty includes <br />the Community Transit site. The storage required for this site is summzrized in the attached <br />memo from W&H Pacific (copy enclosed). We have cc,ntacted Steve Pesce of W&H Paafic and <br />he was not uble to provide the original infortnation in regerd to the impervious areas for the <br />Community Tr�.nsit site. Therefore, no adjustments were made. Their memo summuizes that tl:e <br />Community 7'ransit storage requirement is 2.88 acre-feet. <br />
