INFORMATION EOR DEVELOPER: <br />The following infurmation is provided for the developer's benefit. These are not SEPA . <br />conditions. All requirements are prcliminary in nature, and are based upon the prcliminary <br />site plan and the ordinances in eti'ect at time of submittal for SEP.4 review. The propos�l <br />must comply with all ordinanas in ef[ect at the time a compkte buildia� permit <br />applicatlon is Ned, includin� t6ose not specitically set (orth herein. (Exception: For <br />vesting under th�: Zoning Code, please cefer ro Section 44 of the Zoning Code). Contact the <br />Planning Department for informauon regarding appeals processes for the requirements listed in <br />this document. <br />AGENC[ES WITH JURISDICTION <br />A Hydraulics Project Approval (HPA) from the State Depactment of Fisheries or <br />Wildlife may be required for this project if utiliry crossings of Mertill and Ring Creek <br />are required. <br />CONDITIONS FItOM SW EVEItETT MITIGATION DECISION DOCUMENT <br />The conditions are not repeated verbatim here. It is important that the project proponent, si[e <br />construction manager, engineers/architects and future site tenants are familiar wnh these <br />conditions. (Condition and page numbers refer to the SW Everett Mitigation Decision <br />Document.) <br />1. Tt�ps�atipn; Per the approved aaffic study, a fee of $47,282.00 must be paid prior <br />to issuance of building perrtuts. (Condition 1 on pages 11 and 12). <br />The subject property is served by Everett Transit. To encourage transit use, the <br />developer must prov�de the followmg transit support facilities on the Hardeson Road <br />srontage: a bus shelter, bench, and concrete pad to City of Everett standards and <br />specifications. This shelter improvement was suggested as a possible improvement by <br />the developer in the SEPA checklist and is in addnion to the shelter that was provided <br />along the Hardeson Road frontage by the developer in accordance with the previous <br />SEPA review (13-96). The dcveloper should contact George Baxter, Transit <br />Operations Manager, at 257-8935 prior to preparation of detailed design drawings to <br />coordinate the exact location for the shelter. (Condition 2 on page 12). <br />Transit routes/sche.dules and high occupancy vehicie information must be prominently <br />displayed for employees at on-site commute information centers and near associated <br />waikways. Preferential parking spaces for carpools and vanpools must be provided. <br />Buildings must incorporate bicycle and pedesvian amenities such as lockers, shower <br />rooms, and bicycle stands. (Condition 4 on page 12) <br />q, F_anh/c.radin^ A conswction management plan must be mviewed and approved prior <br />�o issuance of permiu. The plan must include implementation of best management <br />practices to control erosion both during and after constr�ction, inciuding compliance <br />wnh the City of Everett's Design and Construction Standards and Specifications <br />Manual and the Stormwater Management Manual. The plan shali include a <br />construction schedule for any work within 50 feet of the stream buffer, status apdate <br />reporting requirements, and conringency provisions to become effective if the schedule <br />is not met.
