All requirements are preliminary in nature, and ue based upon the preliminary <br />site plan and the ordinances in effect a[ time of submittal for SEPA roview. The proposal <br />must comply with all ordinances in eRect at the time a complete buildia� permit <br />applicatloa is 01ed, including those not speciftcallY set [orth herein. (Exception: For <br />vesting under the Zoning Code, please refer ro Section 44 of the Zoning Code). Contact the <br />Plaening Deparanent for mformation regarding appeais processes for the requirements listed in <br />this document. <br />AGENCIES WITH JURISDICTION <br />A Hydraulics Project Approval (HPA) from the State Department of Fisheries or <br />Wildlife may be required for this project if utiliry crossings of Merrill and Ring Creek <br />are required. <br />CONDTTIONS FROM SW EVERETT MITIGATION•DECISION DOCUMENT <br />The conditions are not repeated verbatim here. It is importanc that the project proponent, site <br />construction manager, engineers/architects and future site tena�ts are famil�ar w�th these <br />conditions. (Condition and page numbers refer to the SW Everett Mitigation Decision <br />Document.) <br />1, 'r�an�norcacion: Per the approved tra�c study, a fee of $47.282.00 must be paid prior <br />to issuance of building permits. (Condition 1 on pages 11 and 12). <br />2. The subject properry is served by Everett Transit. To encourage transit use, the <br />developer must provide che followmg transit support facilities on the Hazdeson Road <br />frontage: a bus shelter, bench, and concrete pad to City of Everett standards and <br />specifications. This shelter improvement was suggested as a possible improvement by <br />the developer in the SEPA checklist and is in addiuon to the shelter that was provided <br />along the Hardeson Road frontage by the developer in accordance with the previous <br />SEPA review (13-96). The developer should contact George Baxter, Transit <br />Operations Manager, at 257-8935 prior to prepara[ion of detailed design drawings to <br />coordinate the exact location for the shelter. (Condition 2 on page 12). <br />Transit routes/schedules and high occupancy vehicle information must be prominently <br />displayed for employees at on-site commuee information centers and near associated <br />walkways. Preferential parking spaces for carpools and vanpools must be provided. <br />Buildings must incorporate bicycle and pedestrian amenities such as lockers, shower <br />rooms, and bicycle stands. (Condition 4 on page 12) <br />Fa h/ .rad'na� A construction management plan must be reviewed and apFroved prior <br />to issuance of permits. The plan must include implementation of best management <br />practices to control erosion both during and after construc[ion, inciuding compliance <br />with the Ciry of Everett's Design and Construction Standards and Specifications <br />Manual and the Stormwater Management Manual. The plan shall inciude a <br />construction schedule for any work within 50 fee[ of the stream buffer, status update <br />reporting requirements, and contingency provisions to become effective if [he schedule <br />is not met.
