The project is located on <br />ihe east side oF Hardeson Road, north of 75th St. S.W., in the City of Everett. This <br />site is within ihe SW EveretUPaine Field Subarea Plan and EIS study area. The SW <br />Everett/Paine Field Subarea Plan and EIS identify the site as a zoned light industrial. <br />Thus, the proposed project is consistent with the zoning of the site. <br />We have visited the project site and surrounding stroet network. The scope of <br />this analysis is limited to calculating the trip generation, evaluation of the site <br />driveways and calculating the traffic mitigation fee. This scope is based on our <br />understanding of the requirements set (orth fn ihe SW EveretUPaine F(eld Subarea <br />Plan, EIS and a telephone conversation with Wayne Wentz, P.E. of the City of <br />Everett. <br />The conclusion and recommendations begin on page 4 of this report. <br />ProJect DescHptlon <br />The project site is currently undeveloped and has a buildable area of 3.61 acres <br />according to the attached Lance Mueller and Associates FAX transmittal. <br />Figure 1 is a vicinity map showing the location o( the site and the surrounding <br />street network. <br />Figure 2 shows a preliminary site plan received by TP&E. he plan consT <br />20,000 sq. ft. of industrial park space in one building, parking a two driveways <br />
