The following factors were considere�i <br />. prior to makinq a preli.minary decision on this proposal: <br />1. The site is zoned M-M, Medium Manufacturing 2one, which allows the proposed use. <br />2. <br />3. <br />p portion of the site�is an open, grass field. The remainder of the site is wooded with <br />alder saplings and associated growth - some oL which has been cleared. The site slopes . <br />to the east. ' <br />The site is directly west of a mobile home park. The proposed fill site for thi.s pzo�ect <br />fs on property adjacent to the mobile home park. The fill site'may include a drainage <br />ditch which runs through the property. Access is proposed.via Hardeson Road. <br />, <br />4. Street improvements do not currently exist on Hardeson, although applicant will take , <br />part in the 75th St. L.I.D. • <br />'S. Drainage must be designed in conformance with the City's drainage ordinance. <br />6� <br />7. <br />Landscaping must be p=ovided in compliance with the Zoning Code and must include a sub- <br />stantial visual screen along the east property'line abuting Nardeson Road. <br />Loading areas.exist within the parking area which abuts Hardeson Rd: Noise impacts may <br />occur on residential uses to the east.
