The following factora,were coneidered prior to making <br />a prel'minsry decision on this Proposai: <br />1. The pfoposed eite is zoned C-2, Heavy Commercial-Light Industrial 2one. <br />However, the Froperty is within an area the city ia currently considering <br />to rezone MM, P"edium Manufacturing. Either zoning woulil allow the propoaed <br />uee. <br />2. The site ie cu��rently wooded prednminantly with Alder ani Asaociated <br />undergrowth. <br />3. The aite draina into Merrill and Rin� Creek. Drainage detention must be <br />provided in accordance vith City policy. <br />4. Acceee to the aite will.be provided vla 80th Street. <br />5. A State Department of Ecology permit must be obtained for induatrial waete <br />dischprge at this site prior tn discharge of any effluente into ehe � <br />sewer aqatem. . <br />6.
