Tax Identification Number: 3773-456-014-0007 (Lots 14-16) <br />Zoning: R-2, Single Family Residential <br />Description of non -conforming uselactivity: The subject property is an approximately 10,890 square <br />foot site. The site is developed with a one story single family residence (2127 Harrison) and a one story <br />duplex structure (3605 22nd Street). <br />The single family residence has a 796 sq.ft. fast floor and a 280 sq.ft. finished attic. According to the <br />applicant's site plan the residence is setback 3 feet from the north side property line, 44 feet from the <br />south side property line along 22nd Street, 25 feet from the front property line along Harrison Ave and <br />80 feet from the rear property line along Cleveland Ave. According to Snohomish County records this <br />structure was originally built in 1910. <br />A recent 10 foot by 20 foot two story addition was constructed on the back of the building with the same <br />setback as the house of only 3 feet from the north side property line. The applicant is presently seeking <br />building permits and other required approvals to finish this addition. <br />The duplex structure has a floor area of 1,570 sq.fl. and an attached garage area of 480 sq.ft. This <br />structure was built in 1978. City of Everett building permit records show that a permit was issued for <br />the construction of the duplex in 1978. However, the application for permit indicates only lots 15-16 <br />and a lot area of 7,500 sq.ft. This is not accurate. Also, the site plan submitted for the duplex shows <br />setbacks for the duplex per zoning code requirements and does not show any other structures on the site. <br />This too is not accurat . <br />
