Box 7823 <br />Everett, Washington 98203 ;he Evergreen <br />CITY OF <br />Subject: Site Plan Review for 9-Unit Apartment Building eve rett <br />2717 Harrison <br />PUBLIC WORKS DEPARTMENT <br />2200 CEDAR STREET <br />Dear Mr. Bontje: EVERETT, WASHINGTON <br />9020, <br />The City Public Works and Planning Departments have completed their review of <br />your site plan for this project. There are a few items that need to be <br />addressed as revisions to the plans or otherwise. They are as follows: <br />1. Based on Planning Department review, conditions outlined in the DNS <br />have not yet been met. Specifically, those items are 18, 19, and 20 <br />in the section known as Information to the Developer. <br />As shown on the plan received by the Building Department October 15, <br />1990, the Type III landscaping required along the North property line <br />is not shown. Item 18 of the DNS states that, if the 42' sidewalk, <br />12' flower bed, and fence are essential for the design, Modification <br />of Landscaping Requirements as described in Section 35.070 procedures <br />must be followed. (See attached.) Otherwise, the Type III aesigr. <br />must be shown on the plans. <br />Landscaping interior to the parking area must be shown. Perimeter <br />landscaping does not count for this requirement. It appears that <br />there may be room to move the parking toward the street to allow the <br />315 square feet of landscaping and still retain sufficient open space <br />and recreation area. <br />Although some of the plant names are given on the plan, the <br />requirements of 35.100 have not been met in full. <br />2. The parking space sizes shown on the plan do not meet City <br />Standards.
