The <br /> design of the structure enhances the site and provides for architectural design <br /> consistent with the neighborhood. (findings 8, 13, & 14) <br /> 5. Positive characteristics of the proposed development, including upgrading of the <br /> site, the retention of ihe 6:12 roof pitch as seen off Grand Avenue, and the <br /> setback of the porch and other features of the structure, provide compliance with <br /> the standards and guidelines of R-2H zoned property. (findings 8, 13, & 14) <br /> 6. The resulting structure and its consistency with the designs of other properties in <br /> the area miiigate any impacts caused by the requested deviation. (findings 8 & <br /> 13) <br /> 7. The directive of Ordinance No. 2547-01 requires the Planning Director to treat <br /> the Commission's decision as a "recommendation as a guide". Ordinance No. <br /> 2547-01 does not diminish or change the discretionary authority of the Planning <br /> Director and allows the Director to consider the Commission's recommendation <br /> along with other factors. There has been absolutely no error by the Planning <br /> Director in not adopting the Commission's recommendation in this matter. The <br /> Planning Director has adequately provided fact�al data to support his decision. <br /> (findings 4, 8, 9, & 13) <br /> DECISION <br /> Based upon the preceding Findings of Fact and Conclusions and testimony and <br /> evidence submitted al the public hearing, it is hereby ordered the appeal of the Everett <br /> Planning Director's decision allowir q deviation of roof pitch standards at 1134 Grand <br /> Avenue, Everett, Washington, is denied.
