You may not be aware that lhe city requires zoning and building review <br />and approval prior to a change of use or building alteration. The subject property is <br />zoned R-3 M�Itiple Family Medium Densily; the density allowance in the R-3 zone is one <br />unit per 1,500 square (eet of lot area. It appears your lot is approximately 6,000 square <br />feet in area; therefore a maximum of four units would be permitted on site. However, <br />this is only the potential number of units, the actual achievable unit count may be less <br />once other code requirements are met on site. <br />In addition building permits are required for any building, plumbing, and/or electrical <br />alteration to structures covered by the Uniform Building Code (UBC). <br />The City would like to enlist your cooperation in resolving this matter. Please contact me <br />within one week of the date of this letter to discuss the uses permitted on site, and the <br />proper steps to insure compliance with all City codes requirements. Failure to comply <br />wilh code requirements may result in the issuance of a Violation Citation, which could <br />result in a fine andlor costs being assessed against you.
