7 <br /> Commissioner Ebert asked if there were any other questions. There was no <br /> response. He asked Mr. Morgan if he would like to speak. <br /> Mr. Morgan referred to Exhibit C and explained that there was no difference in <br /> the building modulation, slope, and building areas from the original design; <br /> however, dormers were added to increase the market value of the structure. <br /> They have discussed all the issues with the Fire Department—the building has <br /> sprinklers and meets all Fire Department standards. The size of the building has <br /> not changed other than the one portion on the back. In regards to the side yard <br /> setbacks, they have done multiple buildings in the City of Everett with zero side <br /> yard setbacks so it is very common. Affordable housing needs to be provided. <br /> All the windows, design treatments, and the roof meet the historical design <br /> guidelines. The building is not similar to the Bayside Condominiums. <br /> Commissioner Trautman asked if the extension of the back along the alley is an <br /> additional 16 feet over the original plan that was approved. Mr. Zlab asked if she <br /> was concerned about the alley setback vs. front setback. Commissioner <br /> Trautman stated that she was concerned with the alley setback. Mr. Zlab stated <br /> that the setbacks have not changed since the original drawing and that there is a <br /> zero line setback on the alley and that was done to push the front of the building <br /> away from the street to save a 75 foot tall Elm tree. Commissioner Trautman <br /> asked if the only change was that the rear turned into a vertical extension as <br /> opposed to stepped back in the upper stories. Mr. Zlab responded yes. <br /> Motion: Commissioner Dutton made a motion to approve the request as <br /> presented by Staff. Commissioner Newland seconded the motion. <br /> Vote: Commissioner Simpson, yes; Commissioner Newland, yes; Commissioner <br /> Trautman, yes; Commissioner Dutton, yes; Commissioner Dvornick, yes; and <br /> Commissioner Ebert, yes. <br /> Motion Carried. <br /> 5a <br />
