The loft dormers also provide additional roofline articulation consistent <br /> with both the City of Everett Multifamily Design Standards and Historic Overlay <br /> Zone Standards. <br /> • To meet the Historic Overlay Zone Standards' 24 foot roof rule,the flat balcony <br /> roofs in the front of the building at the third floor were changed to sloped roofs. <br /> This also allows for better waterproofing and therefore less project liability. <br /> • To better meet the Historic Overlay Zone Standards,the standing seam metal roof <br /> was changed to a 40 year composition shingle roof. <br /> • A two-story front lobby space was added at the front court. Above it is a common <br /> area for the homeowners at level three. Above this space at level four is a deck <br /> for additional common area open space. <br /> In summary, we feel that the changes to the Rockefeller Avenue project are positive. The <br /> project will attract the demographic which will contribute to and support a thriving <br /> downtown Everett. The higher project value will enable a higher quality of construction <br /> including windows, doors,and landscape maintenance.
