\70(-40
TO: Members of the City Council February 28, 2006
RE: Zlab Modification Request Updates
FROM: Bill Belshaw
Note 1, A question was asked at the last meeting as to the height of the brick
Verizon building at the end of the block on the opposite side of the street
from the project site. Its height is very close to 45 feet with a small section at
the north end rising another 8 or 10 feet. It is not 75 or 80 feet tall as
described at previous hearings.
•
Note 2, The "massing studies" submitted yesterday by the applicant are
characterized by so many drawing errors, distortions, omission and
inaccurate dimensions that they provide no basis for any true comparison of
the two structures. (The height, the width and the setbacks from the alley and
street are all dimensioned incorrectly) Clearly, someone has taken the
opportunity to misrepresent the 2005 building and redraw the 2006 building
so that they both look very different from what was presented to you last
week. At this point it seems that there is no way for any of us to know with
certainty what kind of building will be built on that site.
Note 3, Following the hearing last Wednesday, Mr. Zlab appeared at the
Bayside Neighborhood's monthly meeting to gain support for his new plan.
Under questioning he acknowledged that he was in negotiations concerning
his property with the same developer who is responsible for the structure on
the 2500 block of Rucker. Regardless of who ultimately builds on the
property, we need the tools to assure that big ugly buildings are no longer
allowed in Everett.
