The reason for the study is to <br /> better show where the additional square footage has been gained along the back of the <br /> project as well as up in the loft spaces. The attached graphics are intended for <br /> distribution to the Mayor and City Council. They are not to be marked on and <br /> redistributed by concerned citizens as they are the property of the consulting firm that <br /> created them. <br /> The original 2005 concept elevations and the current 2006 project drawings were used to <br /> create two 3-D models. The study is only intended to compare building massing and not <br /> intended to compare window treatments, balconies, colors, siding, plants,posts, etc. To <br /> this point, colors and architectural treatments like balconies have been left out. <br /> The massing study shows the two 3-D models next to each other and slightly offset for <br /> better viewing. They will occupy the exact same footprint, 115' wide by 105' deep. The <br /> building will be 33' back from the street curb and adjacent to the alley in back. They are <br /> both 58' high with parking below. We think the updated drawings better utilize available <br /> attic space for lofts as well as provide ample façade articulation and historic references. <br /> In summary,we feel that the changes to The Elm Condominium project are positive and <br /> have created necessary added value. The Planning Commission voted unanimously for <br /> these revisions.
