Irrigation systems must be provided in all <br /> landscaped areas per Section 35.130 of the Zoning Code. A 2-year maintenance assurance <br /> device must be provided for the landscaping per Section 35.1308 of the Zoning Code. <br /> 36. A minimum of 3,150 square feet of open space is required on the site per Section 15,030 0(the <br /> Zoning Code. Calculations for open space areas must be provided on the plans submitted for <br /> Building Permits. Landscaping in the parking areas and setbacks shall not be counted in meeting <br /> lhis standard. <br /> 37. On-site recreation facilities must be provided per Section 15.110 of the Zoning Code. Prior to the <br /> issuance of Building Permits, the Planning Department must approve a plan for on-site recreation <br /> facilities. As part of the building permit application, the applicant must submit a recreation plan <br /> including standards and specifications for recreation areas and equipment, both inside and <br /> outside the building, including pictures of proposed equipment. If sufficient information is not <br /> known at time of submiltal for building permits, minimum specifications or examples must be <br /> provided. Prior to the issuance of Building permits, the Pla�ning Department must approve a plan <br /> (or on-site recreation facilities. Tol lols must be located in central areas, where adequate <br /> supervision of children can be provided. <br /> 38. Building fa�ade modulation and roofline varialion must be provided per Section 15.050 of lhe <br /> Zoning Code. The maximum permitted wall length without building far,ade modulaticn is 30 feet. <br /> Fire Department Comments <br /> 1. Access -The International Fire Code requires that all new structures shall provide Fire <br /> Department access roads lo within 150 feet of all portions of the ground floor. Fire Department <br /> access roads (Fire Lanes)shall provide a minimum of 20 feet in width of unobstructed, paved <br /> driving surface with a minimum clear height of 13'6". Inside turn radii must be 35 feet. Slope <br /> approach and departure angles must not exceed 10 degrees. Fire lane grade must not <br /> exceed 15 percent. Fire Lanes will be posled and maintained as required by the Fire <br /> Department. <br /> ?. A fire hydrant is required within 350 driving feet of every one-or lwo-family dwelling structure. <br /> 3. Distance irom the building site to the nearest fire hydrant will exceed current requirements. This <br /> may be mitigated by the installation of a residenti�l sprinkler system in compliance with the <br /> requiremenls of NFPA Standard 13D. <br /> Plans (or such a system shall be submitted to the Building Deparlment for review and approval <br /> prior to commencement of construction. <br /> Below-ground piping must be installed by Washington State Patrol Licensed Underground <br /> Sprinkler line certified "U" installers. Fire Suppression (Sprinkler) Syslem -An approved automatic suppression system shall be <br /> provided as required by City Ordinance No. 1902-92, Chapter 16.76, of the Everett Municipal <br /> Code.
