The <br /> property is mixed grass, brush and trees. <br /> Drainage slopes to the southwest with slopes averaging 8.4%. <br /> Site soils are classified as: <br /> 5 —Aldervvood — Urban land complex— (Type C Soil) <br /> , The proposed project includes the construction of 21 residential units around a <br /> central courtyard including an attendant storm sewer system, underground <br /> detention system and vegetated treatment cell, sanitary sewer and water <br /> systems all to City of E�erett standards. <br /> The drainage concept for this project consists of routing the developed runoff <br /> from paved surfaces within the site into a detention-wet vault located at the <br /> western portion of the site. This vault was sized to accommodate the developed <br /> conditions for the subject Kjorsvik property and the neighboring O'Conner <br /> property to the north.
