1 \1 <br /> PLANNING DIRECTOR DECISION <br /> Review Process I #33-97 <br /> October 9, 1997 <br /> The City of Everett Planning Department approves a request by Mike Hounshell to not <br /> landscape approximately two feet of setback from the south property at 2917 Pine Street with <br /> the following conditions: <br /> 1. Comply with the approved landscape plan dated September 17, 1997. <br /> The Planning Director modified the landscape requirements as shown on the approved <br /> landscape plan based on the following: <br /> Subsection 35.070.A. of the City of Everett Zoning Code gives the Planning Director, using <br /> Review Process I, the authority to modify the required landscaping if the applicant proposes <br /> an alternative method of landscaping that would achieve the intent and purpose of the <br /> landscaping required in this Ordinance and in which the Planning Direct�r determines that <br /> "existing conditions on or adjacent to the site , including but not limited to, location of <br /> buildings... would render the requirements of this Section ineffective". Review Process I is a <br /> written decision by the Planning Director which approves, disapproves, or approves with <br /> conditions the proposal of the applicant (Section 42.090). <br /> The subject property is located on the east side of Pine Street in the C-2 zone, Heavy <br /> Commercial-Light Industrial. The applicant proposes to construct a 3,959 square foot <br /> warehouse building. Warehouse buildings are required to have landscaping installed on the <br /> site per Category B landscape standards of the City of Everett Zoning Code. Landscape <br /> Category B requires landscaping within the two foot building setback from the south property <br /> line and within the .5 foot building setback from the north property line. The amount of width <br /> left between the existing building to the south and the proposed building would leave <br /> inadequate space for landscaping. The area will not be visible if landscaping is placed in front <br /> of the building at the southwest corner of the property. <br /> The applicant may appeal the Planning Director's decision within 14 days of lhe date of this <br /> letter. Appeal forms are available from the Planning Department and must be submitted <br /> along with the required filing fee.
