CITY OF EVERETT <br />USE PERMIT *5-90 <br />DATE: August 6, 1990 <br />Applicant: Judy Bradley <br />11327 28th Drive. S.E. <br />Everett, WA 98208 <br />Project Location: 3223 Pine Street <br />Previous Use: Single-family residence (approximately <br />756 square foot residence on a 4500 <br />square foot lot). <br />Proposed Use: Office. <br />Zoning: C-2, Heavy Commercial <br />Parking requirement: Two spaces (one per 400 feet of floor <br />area). <br />A permit for the above described change of use is hereby granted <br />with the following conditions: <br />1. Obtain a building permit for the change of use. The <br />proposal must meet Uniform Building Code standards. <br />2. The parking area must be paved with concrete or asphalt in <br />accordance with Public Works Design Standards manual. <br />3. A water meter must be installed on the existing water <br />service for the change in use. <br />4. A landscape plan must be approved by the Planning Department <br />prior to issuance of Building permits. For the proposed use <br />landscaping shall consist of the following: ten feet along <br />the Pine Street frontage, and; five feet along the north and <br />south property lines. All landscaping shall be to Type III <br />standards (Everett Zoning Code, Section 35.060). <br />5. A business sign (sign category "B") will be permitted in <br />accordance with Section 36 of the Everett Zoning Code. <br />6. At least one of the required parking stalls shall be <br />accessible to the handicapped. The minimum dimensions of a <br />handicapped stall are 18.5 feet by 12.5 feet. The <br />handicapped stall must be signed and shall be accessible to <br />the route of travel. <br />7. The proposed office use must comply with all applicable city <br />codes and standards.
