Everett, WA 98208 Project Location: 3223 Pine Street Previous Use: Single-family residence (approximately 756 square foot residence on a 4500 square foot lot). Proposed Use: Office. Zoning: C-2, Heavy Commercial Parking requirement: Two spaces (one per 400 feet of floor area). A permit for the above described change of use is hereby granted with the following conditions: 1. Obtain a building permit for the change of use. The proposal must meet Uniform Building Code standards. 2. The parking area must be paved with concrete or asphalt in accordance with Public Works Design Standards manual. 3. A water meter must be installed on the existing water service for the change in use. 4. A landscape plan must be approved by the Planning Department prior to issuance of Building permits. For the proposed use landscaping shall consist of the following: ten feet along the Pine Street frontage, and; five feet along the north and south property lines. All landscaping shall be to Type III standards (Everett Zoning Code, Section 35.060). 5. A business sign (sign category "B") will be permitted in accordance with Section 36 of the Everett Zoning Code. 6. At least one of the required parking stalls shall be accessible to the handicapped. The minimum dimensions of a handicapped stall are 18.5 feet by 12.5 feet. The handicapped stall must be signed and shall be accessible to the route of travel. 7. The proposed office use must comply with all applicable city codes and standards.
