10. The new driveway to the area shown as new loading dock will not be <br />allowed unless it can be demonstrated that trucks can enter and exit <br />the site in a forward direction. Loading areas must be designed in <br />compliance with Public Works Department requirements. <br />11. Special charges for connection to sewer system in accordance with <br />Ordinance 984-83 are applicable. The actual cost shall be computed by <br />the Building Department per the Ordinance in effect at the time and <br />according to the information provided on the approved plans on the date <br />of permit issuance. <br />12. Landscaping of the Pine St. frontage and of the parking area must be <br />provided in compliance with Section 19.40.050 of the Zoning Code and <br />Section 1.13 of the Standards and Specifications Manual. <br />13. Landscape screening consisting of evergreen plant materials shall be <br />provided adjacent to the I-5 freeway. <br />14. The chain link fet.ce next to the single family house to the south must <br />be slatted to provide project separation and to control light and glare <br />from the parking area. <br />INFORMATION FOR DEVELOPER: <br />1. City streets are to be kept clear of dirt and debris at all times <br />during construction. Dust suppression and street cleaning must occur <br />as directed by the Public Works Inspector. <br />2. Performance guarantees are required for street and landscaping. <br />3. A one year guarantee is required on the public street and landscaping <br />for an amount not less than 10% of the cost of construction and shall <br />run for one year from the date of issuance of the first Occupancy <br />Permit for the project. <br />4. Detailed drawings in accordance with City Design and Construction <br />Standards shall be submitted to the Public Works Department showing <br />site parking layout, landscaping, utilittes, storm drqainage, temporary, <br />construction erosion control, and all required improvements in the <br />public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permits being issued.
