The lots are bordec�ed by Pine Street to the Eaet and a public alley to lhe west. The no�them lot fronts 33rd Street and the aouthem lot fronte 34th Street. The werehouse will be lceated on the southem lot and the pazking lot will be on the northem lot. A single family home sits on the northern lot. The ground cover for the northem lot is general lendscaping, lawn with a few small tras. The lot slopes to the e�+st towards Pine Street. Runoff from the site flows south down Pine Street into a catch basin at the Northwest corner of Pine Street and 34th Street. The southem lot is curtently undeveloped. The Southem lot's ground cover is a mix of gravel and lawn. Approximately half of the lots ground cover is gravel and bare earth and the norih half is covered with grass. the southem lot slopes to the southeast and runoff flows into a catch besin at ihe Nonhwest corner of Pine Sheet and 34th Street. Drainage calculations were besed on a] 0 year etonn with a 10 year rolease. This method was used since the drainage will be routed into the wmbined sewer system. The City of Everott's "Drainage Calculation Submission Fom►" along with the accompanying tablea were used to detecmine the detention volumea. The two sitea will route drainage into a detention pipe located on the aouthem propetty adjacent to the alley way prior to the nitase into the combined sewer.
