DsaiaaQ� R�port !or Cry�talit� <br />The proposed development is for a warehouse building and a parking lot. The <br />development is split between two tax lots, a aingle family residence seperatea the two <br />lots. The lots are bordec�ed by Pine Street to the Eaet and a public alley to lhe west. The <br />no�them lot fronts 33rd Street and the aouthem lot fronte 34th Street. The werehouse will <br />be lceated on the southem lot and the pazking lot will be on the northem lot. <br />A single family home sits on the northern lot. The ground cover for the northem lot is <br />general lendscaping, lawn with a few small tras. The lot slopes to the e�+st towards <br />Pine Street. Runoff from the site flows south down Pine Street into a catch basin at the <br />Northwest corner of Pine Street and 34th Street. <br />The southem lot is curtently undeveloped. The Southem lot's ground cover is a mix of <br />gravel and lawn. Approximately half of the lots ground cover is gravel and bare earth and <br />the norih half is covered with grass. the southem lot slopes to the southeast and runoff <br />flows into a catch besin at ihe Nonhwest corner of Pine Sheet and 34th Street. <br />Drainage calculations were besed on a] 0 year etonn with a 10 year rolease. This method <br />was used since the drainage will be routed into the wmbined sewer system. The City of <br />Everott's "Drainage Calculation Submission Fom►" along with the accompanying tablea <br />were used to detecmine the detention volumea. <br />The two sitea will route drainage into a detention pipe located on the aouthem propetty <br />adjacent to the alley way prior to the nitase into the combined sewer. <br />
