REVISED <br />PLANNING DIRECTOR CERTIFICATION <br />NON -CONFORMING BUILDING #01-020 <br />Applicant: Tom & Dagma Edwards, 1901 Pinehurst Ave., Everett, WA 98203 <br />Description of property structure(s) and parcel(s) being certified: <br />Site Address: 1901 Pinehurst Avenue <br />Legal Description: Lots 19-20 Pinehurst Blk 002 <br />Tax Identification Number: 54470020190005 <br />Zoning: R-2, Single Family Detached Medium Density <br />Description of Non -conformities: The site is developed with a single family residence <br />and detached garage. According to Snohomish County Assessor's records, the above <br />residence was constructed prior to February 6, 1962. Construction on the detached <br />garage began in October 1996. <br />The residence does not meet the required twenty -foot (20') rear setback from the <br />northern property line. The residence also fails to comply with the ten -foot (10) street <br />side setback from the west property line. It appears that a deck was added to the <br />residence and a lean-to was added to the garage, after February 1962. Both structures <br />appear to encroach into required setbacks, and therefore are not included in this <br />certification. Since they were constructed after 1962 these structures are not included in <br />this certification, and may be considered illegal. <br />The detached garage is built to a height of twenty-one feet (21'). <br />Refer to the attached site plan, provided by the property owner, for information regarding <br />specific building setbacks, building height, and building dimensions. <br />Decision: I hereby find that the use and setbacks for the above structure(s) are <br />recognized as legal non -conforming and meet the City of Everett Zoning Code in effect <br />at the time of construction. This certification is subject to revocation if it is found that the <br />information upon which this decision was based is erroneous. <br />Revised June 13, 2003 <br />Paul A.
