I�� L�(�[����C: ��� <br />�� , I_J► <br />JUN 1 6 .4R8 <br />CITY OF EVERETT ..........................................._......................... <br />SPECIAL PROPERTY USE PEIt14IT �1-88 CITY OF [vLR� i I' <br />EVERfiTT HOUSING AUTHORITY Putrlic 'o-5br�s Uu��t. <br />"SCATTBR6D SITB PROGRr1M" <br />FOR PURCNASE OF 25 Ui�ITS <br />OF EXISTING HOUSING <br />WHEREAS, there was Eiled with the City of Everet[ Planning Departmen[ <br />on January 20, 1988, an application for a Special Property Use Permit in <br />accordance vith Everett Municipal Code �E.M.C.) 19.58.010 by the Everett <br />Houaing Authority, 1401 Poplar St., Everett, Washington 98201, described as <br />follows: <br />A Special Property Use Permit to cover the Everett Houaing <br />Authority's purchase of 25 existing housing units at <br />scattered locationa throughout the City. Once purchased by <br />the Everett Housing authori[y, the units would be rented by <br />qualifying familiea; and <br />WHEREAS, after proper notice vas given as required by lau, a <br />public hearing was held on March 3, 1988, before the City of Everett <br />Land Use Hearing Examiner; and <br />WHEREAS, after due consideration of the evidence elicited <br />during the public hearing, the Hearing Examiner made findinga oE <br />fact and conclusiona and rendered a deciaion on March 15, 1988, to <br />grant the Special Property Use Permit vi[h the folloaing conditions: <br />l. All existing uni[s (d�aellings) to be purchased under this <br />Special Proper[y Use Permit must meet minimum Zoning Code <br />requirementa for the zone within vhich they are located. <br />Specifically, the units (dwellings) and/or lots must either <br />be conforming witl: Zoning Code requirements or be certified <br />as legal non-conforming buildings or lots or be accompanied <br />by an approved variance. <br />2. All exis[ing units purchased under this Special Property Use <br />Permit must mee[ the minimum Uniform Housing Code <br />requirements as speciEied in City Ordinance #1247-86. <br />3. No units shall be purchased within the two areas where the <br />City of Evere[t Housing Assistance Plan iHAP) discourages <br />additional subsidized family housing: Census Tract 402 and <br />part of Census Tract 419. (Refer to attached map for detail.) <br />4. The individuat tenants will be responsible for normal <br />maintenance of the units and appearance upkeep - such as lawn <br />care, cleanliness, car parking, outward appearance oE the <br />structure, etc. The Evp-:tt Nousing Authority's IeasPs for <br />each uf the 25 units [o be purchased must con[ain such <br />provisions for maintPnancP. <br />
