PLANNING DIRECTOR CERTIFICATION <br />NON -CONFORMING BUILDING 003-010 <br />Applicant: Reggie Wight, 407-143' St. SW., Lyrinwood, WA 98037 <br />Legal pescrlpUon: Everett Div P BLK 381 Lut 14 & N'/z Lot 15 <br />Tax Ident"ication Number: 00438436101400 <br />Zoning: R-2 Single Family Detached Medium Density <br />Description of Non-conforrnkies: The site is developed with a single-family residence <br />and a detached garage. According to Snohomish County Assessor's Records and field <br />observation it appears that the above structures were constructed prior to December 1, <br />1956. <br />The residence fails to meet the required twenty -foot front setback from the west property <br />line, as well as the five foot required interior side setback from the north property line. <br />The garage fails to meet the reqLrred five-foot interior setback from both the north and <br />south property lines. The garage also exceeds the fifty percent rear yard coverage <br />provision as established in Section 7.020.D. <br />Refer to the attached site plan, provided by the applicant, for information regarding <br />specific building setbacks, building height, and building dimensions. <br />Decision: I hereby find that the use and setbacks for the above structure(s) are <br />recognized as legal non -conforming and meet the City of Everett Zoning Code in effect <br />at the time of construction. This certification is subject to revocation if it is found that the <br />information upon which this decision was based is erroneous. The applicant is still <br />responsible for determining whether there are any additional City, State, or Federal <br />permit requirements for any proposed building construction or remodel on site. <br />Apnl21, 2003 <br />Paul A.
