PLANNING DIRECTOR CERTIFICATION <br />NON-CONFORMING BUILDING # 00-022 <br />Applicant: Hahn Tran, 2501 Rainier Avenue, Everett, WA 98201 <br />Legal Desceiption: Rucker's 3rtl Plat of, Blk 569 Lots 1 8 2 <br />Tax Identiflcation Number: 5626-569-001-0006 <br />Zonfng: R-3, Multiple Family Medium Density <br />Description of Non-confarmities: The site is developed with a duplex and a single- <br />family residence. The duplex is addressed 2501 Rainier, the single-family residence is <br />addressed 2310 25'" Street. According to Snohomish County Assessor's records, the <br />above structures were constructed prior to 1956. <br />The duplex structure does not meet the required ten-foot (10') street side setback from <br />the northem property line. It also fails to meet the required riventy-foot (20') front <br />setback frcm the west property line. The single-family residence also fails to meet the <br />required ten-foot (10') street side setback from the northem property line. In addition, <br />the residence fails to meet the required twenty-foot (20') rear setback from the east <br />property line. <br />The site also fails to meet the required number of off-street parking. In this situation a <br />total of six spaces (4 stalls for the duplex use, and 2 for the single-family residence) <br />should have been provided on site. No improved parking has been provided on site, <br />therefore the site is nonconfortning by six off sheet parking stalls. <br />Refer to the attached site plan, provided by the property owner, for information regarding <br />specific building setbacks, building height, and building dimensions. <br />Decfsion: I hereby find that the use and setbacks for the above structure(s) are <br />recognized as legal non-conforming and meet the City of Everett Zoning Code in effect <br />at the time of construction.
