TO:
FROM:
DATE:
SUBJ:
,,
MEMORANDUII'I
LINDA GOUGH, CODE COMPLIANCE
MARIAN DENT, HOUS[NG INSPECTOR
AUGUST 1, 1994
2711 RA1r1IER; GARAGE
On July 27th I received a complaint from a neighbor of this address. He stated that
someone was living in a garage at this address and asked if the city allowed people to
live in garages.
I performed research on the address and noted that an electrical permit had been issued
on Sept. 22, 1992 for a new 125 amp service. The proposed use of building (given by
the owner of the property at the time he applied for the permit) was "garage".
Upon completion of the research I drove out to the address site and observed the garage
which looks very much like someone is living in it. There is one window on the front
of the gazage and one door which is a walk in door.
Pursuant to the Uniform Building Code, Definitions, G, Section 408. Garage, Private,
is a building or portion of a building, not more than I,000 syuare feet in area, in which
only motor vehicles used by the tenants of the building or buildings on the premises are
stored or kept.
I did not see any doors large enough on the building for a motor vehicle to pass
through.
If in fact this building is being used for a dwelling, there have been no permits issued
for vital systems such as plumbing, heating, ventilation, or structural components
which are necessary to convert an accessory building into a dwelling.
Taking into consideration the health, safety and welfare of the occupants, I would
rather see these accessory buildings vacant until such a time as they have been given an
OK for conversion into dwelling units and all necessary permits issued and final
inspections conducted to insure the integrity of a dwelling unit with all its vital systems
