Derickson: <br /> We live on the corner of 33rd and Norton in Everett. 4Je have found that <br /> the city right-of-way along our 33rd St. property line is about 16.5' of <br /> turfed hillside and a 6' 6" sidewalk. lJhat we �aould like to do is: <br /> 1 . Level a portion of the hillside along tlie north side of our <br /> property (rear portion only of 46' ) , level tiaith the current side- <br /> walk and a width of 4.5' in from the existing sidetaalk; <br /> 2. Build a 3' retaining wall of blocks 4 .5' in f�•om the side�aalk, <br /> • 46' long, 12 ' beyond our actual property line on the back (east) <br /> section from the alley to about a third of our property length; <br /> 3. Erect a fence on top of the retainin9 wall of about 4' height, <br /> again 12' beyond our current property line. <br /> This would extend our backyard by tiaelve feet by 46 feet and would fence <br /> in ti�is back portion only. We desii-e to use this additional 12 feet for <br /> garden space as it is the only place with adequate sun. We have lived iiere <br /> � two-plus year,s and everything we have: attempted to plant in our back yard <br /> and along the property edge has beer, pulled out by local children. Our <br /> �� yard is also in a heavy foot traffi:. lane and we wish to cut down on the <br /> easy access thruugh our yard. <br /> Our lot is zoned R-3, unfortunately, as it increases appraised values. We <br /> have very limited funds but would like to purchase this little strip before <br /> doing all Che work needed to level and fenc;:. We tiill do the work ourselves. <br /> We are open to other options besides direct purchase. <br /> What other options, or sol4tions , are open to us to obtain the use of this <br /> city right-of-iaay (12' x 46' ) and fence in this property? I have enclosed <br /> two very prelimin.iry drawings to sho�o our intent. Keep in mind I am not an <br /> � artist; but we b�ild good fences. There are no utilities under this strip <br /> of land, they all run in the alley. Ther-e are no plans by the city for <br /> widening this street in the next several years , and city staff have claimed <br /> that the city would never use the full 80' right-of-way ever. There will be ' <br /> sewer line work down the middle of the street in the next two years for <br /> connection with Che south end project. <br /> � - <br />
