. < < <br /> 3. Violations & EMC Sections <br /> �ispection of the oroqert�eveals the following conditions and violations: <br /> A. There is construction work that is being conducted on the rear structure of the <br /> property, A dormer has been added to the roof and the building has been <br /> re-sided. Plumbing and electrical work is being done. A check of the Building <br /> Divisions' records, do not show that any permits were applied for, or issued for <br /> this work. The is a violation of International Residential Code 20�9 105.1 <br /> which reads; <br /> Any owner or authorized agent who intends to construct, enlarge, a/ter, repair, <br /> move, demollsh or change the occupancy ofa buiJding or structure, or ro erect, <br /> Install, en/arge, a/ter, repair, remove, convert or replace any e%cti/cal, gas, <br /> mechanica/or p/umbing system, the installation of which is regulated by thls <br /> code, or cause any such work to be done, shall first make application to the <br /> building o�cia/and obtain the required permit. <br /> B. The electrical system of the structure is being wired. No permits have been <br /> issued for this work and portions of the system are energized and have been left <br /> exposed to potential contact with unaware individuals. This is a violation of the <br /> International Property Maintenance Code (IPMC) 20�9 605.1 <br /> which reads; <br /> All e%ctrical equipment, wiring and appliances shal!be installed and maintained <br /> in a safe and approved manner. <br /> C. The hot water heater for the residence is improperly installed in a shed structure <br /> outside of the building envelope. This is a violation of IPMC 2009 504.2 <br /> which reads; <br /> Water heating facilities. Water heating facilities shall be prope�ly installed, <br /> maintained and capable of providing an adequate amount of water to be drawn <br /> at every sink, lavatory, bathtub, shower and laundry facility at a temperature of <br /> not less than 110 degrees Fahrenheit. <br /> D. There are numerous bags of garbage and other refuse piled in the garage area <br /> adjacent to the public alley. This is a violation of Everett Municipal <br /> Code 8.20.020(A) which reads; <br /> No person owning, leasing, renting, occupying or ha ving charge or possession <br /> of any property in the city, induding vacant lots, shall maintain or allow to be <br /> maintained on such property except as may be allowed by any other city <br /> ordinance, any of the fol%wing conditions vis,�ble from any publlc street, alley or <br /> other public or private properly. <br /> Ih•erett 1'olice Department,Code Gnforcemen�Unii •3002 Wemiore Ave• Gvemtt,WA 98201 •425-257-85G0 p�l� , <br />
