The site is developed with an ezisting one story� <br /> residendal structure with a 1,015 square foot first floor and 1,060 square foot basement constructed in <br /> 1910 according to Snohomish County Assessor's records. <br /> The subject property is located in the R-4, Multiple Family Residential Zone and is used exclusively <br /> for office use. The City's carrent R-4 zoning district allows for office uses only in a mixed use <br /> building in which 659b or more of the building is devoted to multiple family uses. Under the City's <br /> previous zoning cade prior to January 13, 1990, the R-4 zoning district did allow for professional <br /> office uses without the residential mix. <br /> The applicant has provided affidavits to document that the structure was an office use prior to the <br /> January 13, 1990 zoning code and is a legal non-conforming use.
