INFORMATION FOR DEVELOPER <br /> 1 . Detailed drawings in accordance with City Design and <br /> Construction Standards shall be submitted to the Public Works <br /> Department showing site parking layout, landscaping, storm <br /> drainage, temporary construction erosion control, and all <br /> required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any <br /> permits being issued. All improvements shall be completed, <br /> approved and warranted before the Occupancy Permit is issued. <br /> 2. Performance guarantees are required for alley and sidewalk <br /> improvements. <br /> 3. A one year guarantee is required on the public improvements for <br /> an amount not less than 10$ of the cost of construction and <br /> shall run for one year from the date of isauance of the first <br /> occupancy Permit. <br /> 4. GTE Northwest Incorporated has facilities at this location. <br /> However, any building entrances must be coordinated at least <br /> sixty (60) days in advance. Section 19.42.020 of the Zoning Code establishes the maximum <br /> height of fences anywhere in the side or rear yard at 72 inches <br /> '�provided that any fence with a height greater than 42 inches <br /> shall be ten feet or more from the principal buildinq on any �, <br /> adjoining lot." Retaining walls for fills will be permitted , <br /> within the setback area (5 foot sideyard for this buildinq if it <br /> is two atories) so long as the combined heiqht of the retaining <br /> wall and any safety fencing alonq the top of the wall does not <br /> exceed the permitted height for fences (maximum 6 feet high in <br /> side and rear yard areas where the principal building on an <br /> adjoininq lot is 10 feet or more away. However, any backfill <br /> placed behind a retaininq wall shall not be used as a basfs for <br /> modifyinq the setback requirement for a structure. <br /> 6. The Police Department has the followinq security recommendations <br /> for your proposal: <br /> a. If there i� a common entrance, it should be locked and have <br /> intercom and electronic access for acceptable visitors. <br /> b. The perimeter doors should be solid core with 90 degree to <br /> 220 degree wide angle viewers and sinqle cylinder deadbolts <br /> with 1 inch throw and at least three inch screws securinq <br /> the striker plate. <br /> c. Addresses should be five inch letter visible from the <br /> street. <br /> d. The underground parking lot walls should be painted white. <br /> A security gated entrance should be provided.
